A former assisted-living building at 659 Broad Street is being marketed as a fully approved 28‑unit age‑restricted redevelopment in Emmaus.

A former assisted living facility in Emmaus is on the market as a property in the process of being converted into age-restricted apartments. 

SERHANT. Pennsylvania said it is listing 659 Broad Street as a fully approved 28-unit 55+ multifamily redevelopment opportunity. 

The owner of the property is asking $3.33 million for the property, which has already begun conversion construction work. 

The project is located in the borough’s Age Qualified Community Overlay District.  

The adaptive reuse redevelopment consists of 28 residential units, including studio, one-bedroom, and two-bedroom configurations, designed to serve the growing demand for age-qualified housing in the Lehigh Valley region.  

The existing structure features elevator access and is undergoing interior conversion with infrastructure work and material procurement already in progress.  

“There is a definite demand for this kind of housing,” said Frank Lombardo, managing director of Commercial at SERHANT. Pennsylvania. 

The property was formerly run as Renaissance Assisted Living but closed around the start of the Pandemic, Lombardo said. 

He said construction work on the conversion so far includes such things as demolition and framing work.
